Project Summary

NPS Property Consultants, part of Norse Consulting, was selected to design a new 210-pupil-capacity primary school and 56-pupil-capacity nursery to replace the existing school and nursery buildings. Both facilities required a solution to cope with the expansion of the village and had become dated with inadequate teaching facilities.

Project Overview

The new school features an activity studio, a multi-use games area (MUGA), a dedicated library and seven classrooms. Air source heat pumps heat both buildings with EPC ratings of A.

The project has been ten years in the making, with numerous sites around Gayton considered. The most significant barrier that the project faced was flooding. When the final site was chosen, construction was halted for several months due to flooding and Covid restrictions. Water levels were continuality monitored, and water was pumped off-site before adequate drainage was constructed.

NPS kept all key design elements in-house, ensuring a collaborative approach to the design and build.

Project Impact

  • The project has greatly benefited the local community, replacing the old school and nursery building, which previously was housed in modular, with a modern functioning facility. The school is now away from the main road, nestled in the centre of the housing estate.
  • The new building has hugely improved the learning environment. Before the development, Games would be taught outside. The school can now provide PE and Games to all year groups in the new purpose-built activity studio and the outdoor MUGA’s. Where it didn’t before, the school now has a dedicated library space.
  • Gayton West Hall Farm can now accommodate the growing number of pupils in the village and the housing expansion, totalling over 100 constructed homes or houses with planning approval in Gayton.
  • The development has increased capacity from ½ FTE to 1 FTE.
